What is more important:a property’s features or its price? We believe a property’s features are it's biggest selling point; price is secondary. Of course, if there are two identical properties, price becomes the dominant factor - but this seldom occurs. Most properties are unique, and each has a special ‘feel’ that makes it more or less attractive than another property.
Even a townhouse in a complex of look-a likes can sell for a higher price if the owners give it that special touch.
So it is vitally important to focus on the key features your property has to offer. What make sit unique? Why would someone buy it? Make a list of those features and make your agent aware of them. It is highly likely that the features you love about the home are features that buyers will love too.
It’s also important to be prepared for some of the challenges of the sale process. While many buyers will be drawn to the unique features of the home, there may also be negative feedback.
You may be told by buyers – via your agent – that the property is too small, too big, too old, too new, or that it needs more work. Buyers may point out negative features that you never considered. It is vital that you provide your agent with ammunition to counter these negatives with a list of positives.
When people focus on the price of a property, they tend to overlook its features. This means you may have to reduce the price, or buyers will choose a similar home at a cheaper price.
Most buyers base their decision on the features of the property. It could be something as simple as a tree on the front lawn. Buyers buy properties they love first and properties they can afford second.
Features are more important than price. Focus on the features.
